Nepal, A Reminder on Diversifying Your Real-Estate Passport

Summary

In late July, our analytics flagged a subtle anomaly: Nepal registered an unusual uptick in engagement with Mediterranean Condos. Weeks later, mass protests engulfed Kathmandu; the prime minister resigned; parliament burned.

That sequence, though distant, underscores an enduring truth: you never know when normalcy will crack. High-net-worth individuals must increasingly treat their real estate decisions not as singular bets, but as strategic bets across jurisdictions.

In this edition, I want to reflect on Nepal’s awakening and why, today, planting seeds in places like the Med is not only about retirement dreams, geoarbitrage, but also about geopolitical resilience.

A Curious Signal from Nepal

On 31 July, we observed a curious spike in readership from Nepal on Mediterranean Condos, a minor blip in web analytics, but one that stayed with me. Why would someone halfway across the world, in the Himalayan foothills, start looking at condos in the Mediterranean that day?

I even raised this on my social media, asking if anyone had particular knowledge of the sudden surge, hundreds of viewers appearing out of nowhere from one specific and unusual location.

2025 Nepali Political Unrest caused a spike in Mediterranean Condos demand

The Unfolding Crisis in Kathmandu

It turns out the timing was not coincidental. The answer emerged in the days that followed. Nepal was entering its most intense political turmoil in decades.

In early September, the government abruptly banned 26 social media platforms, an act seen as an attack on freedom of expression. The move ignited a generational revolt. Youth-led demonstrators surged through Kathmandu and other cities, denouncing corruption, economic stagnation, and elite capture of the state.

The unrest escalated with breathtaking speed. Protesters stormed and set fire to the federal parliament building, a scene reminiscent of revolutionary uprisings throughout history. Security forces responded with live ammunition, rubber bullets, and tear gas. By mid-September, at least 72 people had been killed and more than 2,100 injured.

Within weeks, Prime Minister K.P. Sharma Oli resigned, replaced by Sushila Karki, Nepal’s first female prime minister, leading a fragile interim government.

Structural weaknesses — youth unemployment above 20%, reliance on remittances for one-third of GDP, and entrenched corruption — were the dry tinder for the crisis.

Nepal’s trajectory remains uncertain, the interim government faces daunting trust deficits, questions of legitimacy, and the enormous task of rebuilding institutions, and the speed of escalation was striking.

Echoes of Revolution: From Versailles to Kathmandu

What struck me most was the symbolism of burning the parliament, a direct rejection of institutional legitimacy. It evoked the same populist fury that toppled regimes in the past. One can draw faint echoes of Marie Antoinette’s France, where disregard for public discontent created a tinderbox that eventually consumed the monarchy.

When inequality, corruption, and disenchantment reach a tipping point, revolutions rarely announce themselves politely. They erupt. Nepal’s unrest is simply the latest reminder that no nation, however insulated it may seem, is immune to sudden upheaval.

Lessons for Investors: Planting Seeds Globally

For discerning investors, the lesson is not about Nepal per se, but about fragility everywhere. Stability is never permanent, and concentration risk in one jurisdiction; whether financial, legal, or personal, can become existential overnight.

The strategy is simple: plant seeds in multiple soils. Some seeds fall on rocky ground while others take root and flourish, diversification ensures you’re not relying on a single patch of soil.
Each seed represents more than an investment. It is a hedge, an option, a life raft.

Where to Plant: Beyond the Mediterranean Shores

When a young Nepali in Kathmandu starts reading about Mediterranean condos, it is not just curiosity, it’s a search for a “plan B” or an aspirational route out of instability.

Cyprus remains a compelling “Plan B”, accessible, relatively underpriced, with strong lifestyle appeal. Yet it is not alone. For global citizens positioning themselves for resilience, Portugal, Malta, and Montenegro have also emerged as strategic hubs for second residency and real estate investment.

They are strategic anchors: real assets in hard currency, in a jurisdiction increasingly recognized for safety, connectivity, and value.

Each offers its own unique blend of tax advantages, mobility benefits, and cultural depth. Together, they form part of a diversified portfolio of options that smart investors are using to safeguard their families, assets, and future freedom.

Optionality is the New Luxury

When hundreds of Nepalis clicked on Mediterranean Condos in late July, they weren’t just browsing property. They were seeking optionality, a lifeline beyond instability.

High-net-worth individuals have the foresight to secure such options before a crisis forces their hand. Planting seeds in multiple jurisdictions isn’t indulgence. It’s prudence.
